PORTER/MAINTENANCE SPECIFICATIONS
1. Circle entire property upon arrival. Note the miscellaneous items (i.e. pot holes, tree trims hanging down, other miscellaneous maintenance items and unauthorized items dumped on property).
2. Immediately after circling property, litter pick the property perimeter sidewalks and landscaped areas. Then move to the front walkway, then front parking lot then to back of building (especially around shrubs and fences). During this task, pull and spray all crack weeds in sidewalks (on property), in parking lot and along building.
- Remove shopping carts that do not belong on property, move shopping carts to designated corrals, put up any leasing signs that are down.
- Clean off gum, stickers and bird leavings from the sidewalk and trash cans.
3. Clear spiders and cobwebs from window frames, store fronts and under the canopy.
4. Replace sand in ash trays 2X a month, or more frequently if necessary and if applicable to your property.
5. Clean around dumpsters & compactors. Sweep and hose down these areas and use deodorizer to reduce odor as needed.
6. Note any unusual activity, i.e., tenant moving out, abandoned vehicles, trailer beds and other unauthorized vehicles on property.
7. If Solicitors on property, tell them that soliciting is not permitted on the property.
8. Note landscaping items that need attention, i.e., tree trims, sod replacement, plant replacement, mulch needed, etc.
9. Note any area with graffiti or in need of paint touch up.
10. Empty trash receptacles and replace liners when necessary. Empty all trash receptacles on Fridays.
11. First week of each month, clean all vacancies including windows.
12. Touch up building, curbing, sidewalk and parking area paint as needed.
